"Our garage slab had dropped almost an inch in one corner. They polyurethane-lifted it in an afternoon, saved us probably $8,000 vs tearing it out."Jennifer R.Black Forest · Slab leveling

What we repair
Concrete fails in five common ways in Colorado Springs, and each has a specific fix:
Cracks (hairline through structural)
Hairline cracks (under 1/16") are cosmetic, we route, clean, and seal with a flexible polyurethane sealant. Structural cracks (1/16"–1/4") get pressure-injected with epoxy that restores tensile strength across the crack. Wider cracks with vertical displacement usually indicate base failure; injection alone won't hold.
Settled or tilted slabs
For sunken garage floors, basement slabs, walkways, and patios we slab-jack with high-density polyurethane. We drill 5/8" holes, inject expanding foam under the slab, lift to level within ±1/8", then patch the drill holes. Total cure time about 15 minutes, drivable same day, typically 60–80% cheaper than replacement.
Spalling and surface flaking
Spalling, flaking, pitting, surface delamination, is almost always caused by freeze-thaw + de-icers. We grind the failed surface, etch and prime, then apply a polymer-modified overlay or 1/4" micro-topping. Sealed properly the repair outlasts the original surface.
Trip hazards and heaved panels
For vertical offsets between 1/2" and 1" we usually grind. For 1"+ offsets we polyurethane-lift the low side. For severely heaved panels (root or frost), we cut, remove, root-prune or barrier-install, then re-pour.
Joint failure and control-joint sealing
Failed control joints let water under the slab, the #1 cause of new cracking. We rout out failed sealant, clean, install backer rod, and re-seal with a self-leveling polyurethane.
Repair vs. replacement decision matrix
| Symptom | Underlying cause | Likely fix | Cost vs replace |
|---|---|---|---|
| Hairline cracks | Shrinkage | Route & seal | ~5% |
| 1/16"–1/4" cracks | Stress or shifting | Epoxy/PU injection | ~10–15% |
| Settled slab, sound surface | Void or base wash-out | Polyurethane slab-jacking | ~20–30% |
| Spalling, pitting on surface | Freeze-thaw + de-icers | Grind + overlay | ~30–40% |
| 1/2"+ trip hazard | Heave or settle | Grind or PU lift | ~5–25% |
| Slab < 3.5" thick, crumbling | Underbuilt | Full replacement | 100% |
| Major base failure, multiple panels | Soil / drainage | Full replacement | 100% |
Why repair often beats replace in Colorado Springs
Three local factors that make repair more attractive here than in other markets:
- Permitting. Repair work generally doesn't trigger permits or inspections the way full replacement can, saves weeks.
- Weather window. Polyurethane slab-jacking works in temperatures down to 20°F, so we can do it Nov–March when full pours aren't viable.
- Cost. Most repairs run $400–$2,500 total. Replacement starts around $4,000 for even a small driveway or patio.
Why choose us for repair
We tell you straight whether to repair or replace
Some contractors push replacement because the margin is higher. We don't. If your slab is sound and the problem is fixable, we'll quote the repair. Of the 400+ repair leads we got in 2024, we recommended full replacement on about 22%, the other 78% were genuinely better off with a targeted fix. Our 12-month no-recurrence rate on documented repairs is 96%.
Polyurethane, not mudjacking
Traditional mudjacking pumps a heavy cement slurry that adds weight to already-failing soil and re-settles within a few years. Polyurethane foam is ~85% lighter, cures in minutes, and bonds to the slab. It's the modern standard.
Same-day or next-day estimates
Most repair estimates we can quote off photos, text or email us a few shots with a tape measure for scale and we'll usually have a ballpark in your inbox the same day, on-site estimate the next.

Repair FAQs
When is concrete repair a better choice than replacement?
Repair is the right call when the slab is fundamentally sound, 3.5 inches thick or more, no widespread surface failure, and underlying base is stable. Targeted repair typically costs 30–50% of replacement and lasts 10–20 years if done correctly. We'll tell you honestly during the estimate which is the right call for your slab.
How does polyurethane slab-jacking work?
We drill 5/8-inch holes through the sunken slab and inject expanding polyurethane foam underneath. The foam fills voids, lifts the slab to level within ±1/8 inch, and cures in roughly 15 minutes, you can drive on it the same day. Compared to traditional mudjacking, polyurethane is lighter, won't re-settle as quickly, and is typically 60–80% cheaper than full replacement.
Can you repair spalling concrete?
Yes. We grind the failed surface back to sound concrete, etch, prime, and apply a polymer-modified overlay or micro-topping. Done correctly the repair outlasts the original surface and accepts a sealer to prevent recurrence.
How much does concrete crack repair cost?
Hairline crack sealing: $5–$10 per linear foot. Structural epoxy or polyurethane injection: $15–$40 per linear foot. Full panel replacement: $10–$15 per square foot. Most residential repair jobs run $400–$2,500 total.
