If the slab is structurally sound and the damage is on the surface, repair it. If the slab has broken into moving pieces, settled unevenly, or the base underneath has failed, replace it.
That single distinction decides most driveway jobs. Everything else is detail about how to tell which situation you are in.
The Crack Width Test
Crack width is the fastest first read on a driveway. It is not the whole story, but it sorts the obvious cases quickly.

Width alone can mislead you. A quarter inch crack with both sides level is very different from a quarter inch crack with a half inch height difference across it.
That vertical offset, called faulting, means the two halves are moving independently. Once a slab faults, filling the crack buys you a season at most.
Other Signals That Point Toward Replacement
- Cracks that map across the slab in a spiderweb rather than in a line
- Sections that rock or click under a car tire
- Standing water pooling where it used to drain
- Edges crumbling away from the slab body
- Exposed aggregate over more than a third of the surface
Any two of those together usually means the base has washed out or was never compacted properly. New concrete over a bad base fails the same way.
Why Colorado Springs Driveways Fail Early
We get more freeze and thaw cycles than most of the country because of the altitude and the sunny winter days. A slab can thaw at noon and refreeze by 6 p.m., repeatedly, from November through March.
Water that got into a hairline crack expands every time that happens. This is why a crack that looked cosmetic in October is a quarter inch wide by April.
The clay soils common across El Paso County add a second problem. They swell when wet and shrink when dry, which lifts and drops slabs unevenly over the years.
Deicing salt is the third factor. Chloride products from the hardware store attack the paste at the surface and cause scaling, especially on driveways poured without proper air entrainment.
What Repair Actually Covers
Repair is the right call more often than people expect. A slab in good structural shape can be brought back to a clean surface for a fraction of replacement cost.
Crack Sealing
The crack is cut into a clean channel, cleaned out, and filled with a flexible polyurethane or an epoxy depending on whether the crack is still moving. Done right, this stops water intrusion, which is what turns a small crack into a big one.
Slab Lifting
When a section has settled but is otherwise intact, it can be raised back to grade by injecting polyurethane foam or a cement slurry beneath it. This fixes trip hazards on walkways and entry paths as well as driveways and costs far less than tearing out and repouring.
Resurfacing
A resurfacer is a thin polymer modified overlay bonded over the existing slab. It handles scaling, discoloration, minor spalling, and general ugliness.
It does not handle structural problems. If the slab moves, the overlay cracks in the same place within a year or two, so this is strictly a cosmetic fix on a sound base.
Resurfacing also opens up finish options. Many homeowners use it as an opportunity to add a stamped or patterned finish rather than going back to plain grey.
When a Full Pour Is the Cheaper Answer
Replacement wins when repair would be repeated. Three separate patch jobs over six years costs more than one correct tear out and pour, and you live with a patched driveway the entire time.
Replace when any of these are true:
- The driveway is past 30 years old and showing damage in multiple areas
- More than a third of the surface needs attention
- The base has washed out or the slab was poured too thin
- Drainage runs toward the house or garage
- You are changing the footprint, width, or apron
A proper replacement includes removing and hauling the old slab, regrading, compacting a fresh base, setting forms, and pouring at the right thickness with control joints placed correctly. Four inches is the residential standard here, and six inches where an RV or truck parks.
Grading matters more in Colorado Springs than in flatter markets. On the sloped lots common in Broadmoor and the west side neighborhoods, a driveway that sheds water incorrectly puts it against your foundation every time it storms.
Cost Logic Without the Guesswork
The useful comparison is not repair price against replacement price. It is cost per remaining year of service.
A $1,200 repair that buys eight good years beats a $9,000 replacement that lasts 35 on pure arithmetic. That same repair on a failing base, buying two years, does not.
Ask any contractor to tell you how long the repair is expected to hold and why. If the answer is vague, that is information too.
How to Decide This Week
Walk the driveway after a rain. Note where water sits, where cracks run, and whether any section sits higher or lower than its neighbor.
Push a screwdriver into the widest crack. If it slides down more than a couple of inches, the base beneath has voided out and you are looking at more than a surface issue.
Then get an in-person opinion. A good repair assessment should include probing the base, not just looking at the top.
